The Haven Kakumäe Residence at Lesta 10 features a comprehensive KNX-based automation system designed for comfort, energy efficiency, and ease of management. Controlled through a bOS PRO license running on a custom Dell server, the system integrates HVAC, access control, and energy monitoring in a unified, user-friendly platform.

Project Description:

Developed and implemented by Forus Security AS, the Lesta 10 project delivers a fully integrated KNX building automation system for the Haven Kakumäe Residence. The solution was designed to provide reliable climate control, secure access, and centralized supervision for both apartment owners and facility management.

The system uses Zennio Flat55 thermostats and ComfortClick’s bOS platform for intelligent HVAC management, integrating Eelectron and Zennio actuators to ensure efficient heating and cooling. MDT analog I/O modules handle precise cooling regulation, while Weinzierl IP Interfaces maintain seamless communication between devices.

2N intercoms provide secure entry for residents, and the bOS visualization accessible on Android tablets enables intuitive control of all building systems. Additionally, a Modbus integration connects the ventilation system, and an Anybus M-Bus to Modbus gateway manages energy meter data for transparent consumption monitoring.

Although built as a centralized system running on a custom Dell server, the architecture adheres to KNX standards, ensuring scalability and long-term compatibility. This project reflects a practical and technically solid approach to smart building automation, focusing on reliability, efficiency, and system transparency.
