This smart aparthotel in Bibione combines comfort, accessibility, and modern automation. Designed by Sistemi Integrati SE Srl, the building includes fully managed suites with private spas, roof gardens, and advanced systems for lighting, climate, and energy all controlled through ComfortClick bOS.

  3. Modbus for photovoltaic and EV charging integration (via OCPP–Modbus gateway)
  4. Modbus for suite whirlpool tubs
  5. BACnet for chiller integration

Project Description:

This project was designed to make every guest feel comfortable and independent. The hotel owner, who personally understands accessibility challenges, wanted to create a space where everyone can enjoy wellness and relaxation without barriers.

Each spa suite includes a lift system that allows guests to move easily from the bed to the whirlpool tub, a wheelchair-accessible steam room, and a sauna with a seat at the same level. For visually impaired guests, the KNX keypads include special icons and can be operated with a simple tap.

The climate system uses radiant floor panels to heat and cool the rooms, while Lunos ventilation units control humidity and ensure fresh air. Apartments rented year-round include both electric underfloor heating and gas split units, managed through a cascade control system for better energy use.

Lighting is enhanced with Philips HUE technology, allowing guests to change colors and brightness to match their mood or time of day. The balconies and building exterior can also light up in different colors, giving the building a unique look year-round.

Sensors throughout the building track air quality, humidity, and CO₂ levels, adjusting the ventilation and heating automatically. The system also manages domestic hot water, photovoltaic panels, and EV charging stations for guests.

At the reception, staff can monitor and control every part of the hotel from the ComfortClick bOS visualization including room temperatures, lighting, and energy use. When a guest checks in, they receive a virtual key on their smartphone, allowing them to enter their suite independently.

This project stands out for its focus on accessibility, sustainability, and guest comfort showing how smart automation can make hospitality both inclusive and efficient.
